Broadway Ave., Suite 102 Meridian, Idaho 83642 RE: Goddard Creek Subdivision - Planning Commission suggested revisions and revised narrative. Dear Mr. Hood: Attached for your review and approval are the revised plans and legal descriptions for the Goddard Creek Subdivision located at 2780 W . McMillan Road. After receiving go od comments from planning staff, the planning commission and comments from neighbors we have thoughtfully redesigned our project that includes: a storage facility on the western 7.38 acres with access onto W . McMillan Road and a multi-family, 74 unit residential project on the eastern 5.0 acres with access on the W. Apgar Creek. The following revisions were made to the multi-family portion of the plat to address the Planning Commission’s prior concerns: 1) The unit count decreased from 82 units to 74 units. 2) The proposed density has decreased from 16.5.to 14.8 units/acre, which complies with the R-15 Zone. a) The number of parking spaces increased from 202 to 205 total spaces and increased similarly from 2.5 spaces per unit to 2.77 spaces per unit. The 4-plex project now has and 33 guest parking spaces and 86 covered spaces. b) The parking spaces have been removed from the landscape buffer between the storage uni t facility and the development. 3) To eliminate potential stacking of vehicles along Apgar Creek Lane, the entrance into the development has been moved farther west away from the Apgar Creek Lane and Goddard Creek Way intersection. 4) The five proposed amenities have been revised to include amenities from each of the following categories: a) Quality of Life - Enclosed Bike Storage b) Open Space - 100 x 50 playfield, Community Garden with 6 rentable raised beds and Plaza with a sheltered sitting area c) Recreation - Playground facility and Walking trails 5) Increased Open Space to 1.36 acres, 124% of required amount. Enclosed are revised legal description, open space exhibit, revised pre-plat and revised landscape plan for application.
