RE: CONDITIONAL USE FOR THE MERIDIAN HAHPTON CENTER DEVELOPMENT
Dear Brad,
Please find following our application for a Conditional Use Permit as mandated by the Meridian zoning
ordinance for projects located in the Magic View Subdivision. Our project is located on Lot 15 of the Magic
View Subdivision at approximately 875 S. Allen Street (generally southwest of Allen and Gentry Way). As a
part of this project we are :also submitting for preliminary and final plat changing Lot 15 to an individual three
lot subdivision. This project will ultimately contain one 3-story. 92 room Hampton Inn Hotel (50,204 s0, one
single story office building of approximately 7,500 sf and one 2-story office building (area to range from
17,800 sfto a maximum of 23,250 sf).
The proposed site is currently zoned C-G with a conditional use overlay. The uses that we are proposing,
hotel and offices, are approved uses within the C-G zone. All building setbacks for the C-G zone have been
met, with the only requirement of a 15' front yard being imposed. The maximum height in the C-G zone of
40' from adjacent grade to the roof line of a 'mansard/parapet' building has been complied with, however,
the mansard screen will extend past the 40' limit at the West end of the building approximately 5' due to the
severe slope of the site. To the best of our understanding, the project design is in compliance with the
Meridian Landscape Ordinance. The 10' minimum 'Local Road' buffer has been maintained and even
exceeded along Alien and Freeway Streets. TO the North, the 20' required buffer between the Hotel use and
the adjacent Office use will be accomplished [h~0ugh the 10' provided on our project and the 10' + provided
on the Hubble Office project. To the West, we are proposing a 10' buffer on our project to provide 1/2 of the
required buffer between the Hotel use and the future commercial use to the West. (Currently the adjacent lot
to the West is in the County and zoned RUT. However, due to the proposed Comprehensive Plan that is
currently before the City Council, the same lot is designated as a commercial use, Thus we are proposing to
comply with the newly proposed Comp:. Plan.)

The proposed building designs utilize a combination of hip and mansard metal roofs as the major design
elements along with EIFS walls, stone accents and aluminum storefront and window systems. The buildings are
intended to complement the existing developments in the area while still maintaining enough variation to be an
individual development, The buildings have been placed on the site to develop the maximum exposure
possible for the project while attempting to screen the parking areas to the greatest extent possible on the
interior of the site. Generous landscaping and numerous plant species will also add to the character of the
project.
At the time of this submittal we are proposing that the two story office building is approximately 17,836 sf,
Due to the amount of parking on the site and the available area on Lot 3, we would like to reserve the right to
enlarge Building 2 to a maximum of 23,250 sf which would maximize the available parking provided on the
site, Therefore, you will notice variations in the Site Recap illustrating both requirements for Building 2.
Building 3 is proposed to be 7,500 sf and most likely will not change as it maximizes the site in its current
design. These buildings are currently anticipated to be general office space with the possibility of medical users
being interested due to the proximity to the new St. Lukes facility,
Monument signs are indicated at each of the three entrances to the project. Exact designs are not determined
at this time, however we are anticipating that they may be as large as 9' x 13' with a maximum sign area of 40
sf. Three building mounted, internally illuminated signs for the hotel are also indicated on the drawings.
Our preliminary investigations reveal that ACHD will require additional Right of Way along Allen Street in
addition to complete curb, gutter and sidewalk along both Allen and Freeway Streets. Therefore we are
illustrating the street improvements along with widening of Freeway Street along the entire frontage of the
proposed project property.
This project will be constructed in two phases. Upon approval of the CU and Plats, the hotel (Lot I) will be
submitted for building permit as Phase I, Phase II will be the two office buildings (Lots 2 & 3) with construction
commencing at a to be determined date after final recording of the Plat,
The project applicant recognizes that potential fees for City provided services may be required and agrees to
pay for those services that are required for the construction of the proposed project.
As a condition of the Conditional Use process the site will be posted 1 week prior to any and all hearings.
After posting of the site, a notarized statement that the site has been posted and the date of the posting will be
delivered to the Zoning Administrator.
