Graphite Way Meridian,ID 83642 RE: Opposition to East Ridge Estates File Number: H-2016-0137 Dear Mayor de Weerd and City Council Members, After several months of searching for a lot large enough to accommodate all of our needs as a family, without compromising on our commute time, we chose a beautiful 1 acre lot in Blackrock Subdivision with views of the Owyhees from our backyard and Bogus Basin and the Boise Front from our living room. After calling Boise our home for the last 15 years, we will make the move to Meridian. This decision was not made lightly as it was a significant investment, nearing $1million by the time it's all said and done, and based on the plan for Meridian, we expected our investment to be protected. Allowing Medium to Medium -High density homes to be developed on property directly adjacent to homes on % to 1 acre diminishes our property values and is not in line with Comprehensive Plan for the city of Meridian and the "Community design goals and objectives focused on protecting and improving the unique elements of the natural built environment that contribute value to Meridian's quality of place." We share many of the same amenities of SpurWing, in North Meridian, with our estate -sized lots and rim views and would expect for zoning to be consistent with that neighborhood. We fully support the City's plan for diverse neighborhoods but believe it is the best use of land to "recognize existing neighborhoods and develop complementary neighborhoods" and that is being lost on us. Also of concern to us, with 3 younger kids at home, is the use of our streets as a construction entrance. The current DevCo plan has Taconic to Cyanite, a windy mile long road, listed at the construction entrance for this project. We understand that Cyanite will be opened up to local traffic at some point but request that the City adhere to ACHD's condition of approval and it's spirit, which intends this to be a local road not suitable for heavy construction traffic for what could be up to 2 years. With a narrowing entrance in to our subdivision and kids riding bikes to the pool at the end of the road we worry about their safety and request that East Ridge Ave. from Lake Hazel be added prior to the start of Phase I in order to give DevCo contractors direct access to their building site. We thank you all for considering our opinions in this matter and request that the application for approval of East Ridge Estates be denied and sent back to Planning and Zoning for further revisions that will create a neighborhood better suited to the existing neighborhoods located on Meridian's Southern Rim.
