Taconic Dr. Meridian, ID 83642 March 24, 2017 RE: OPPOSITION TO EAST RIDGE ESTATES FILE NUMBER H-2016-0137 Dear Councilman Cavener: I attended the P&Z meeting last week and was not satisfied with the developer's comments and plans for the East Ridge Estates subdivision for the following reasons: DENSITY: It is my understanding that according to Meridian's policy, there has to be gradation between the density factors of subdivisions. Blackrock has a low density (with space to breathe around our houses), but the ERE plan shows large (expensive) houses on small lots and many smaller (entry- level homes) in the whole development. It doesn't seem like they are following Meridian's own guidelines. MISLEADING INFO: Blackrock has a nice walking path through the development. ERE's will have trails along what they call "a creek", which is, really, an irrigation ditch. The developer, in my estimation, doesn't "tell it like it is." SAFETY: ERE plans to use E. Taconic and Cyanite as an entrance to their subdivision during construction of Phase 1. 1 feel this compromises the safety of neighborhood children and that a construction entrance to ERE should be put in right from the very start of the project. IGNORING THE CITY'S COMPREHENSIVE PLAN: I am not opposed to developing land, as long as it follows Meridian's own guidelines and maintains density regulations and continuity issues already in place. I would like to see estate lots maintained in and around our southern rim. We moved here from N1 where we had a beautiful 5 -acre lot with a magnificent view. When we happened upon the Blackrock subdivision, quite accidently, we were amazed how just a little elevation could change the view significantly. We were thrilled to buy our lot, build our retirement home, enjoy the spacious surroundings with quiet streets, and meet wonderful neighbors. We hope that the ERE development plans can be reviewed and adjusted to follow the city's own stated design for gradation in density. I would like to see estate lots maintained in and around the south rim and traffic for the ERE to immediately create and use a Lake Hazel Road access. Thank you for your consideration.
