Subdivision Rick and Faith Jensen, husband and wife, owners of the residence and property at 3720 West Pine Avenue, Meridian, Idaho, a home less than 300 feet from the proposed Centennial LLC. Subdivision. 1. We join our neighbors on West Pine in opposing the proposed housing development based on housing density and give permission to the West Pine group to represent us at the City Council Meeting. We oppose this because we believe the proposed housing density will have an adverse affect on our property value. Keeping our property value high is of utmost importance to us. We are not opposed to progress or to a development on this property but we feel that the proposed development will decrease our property value because of the low cost of the homes to be constructed. 2. We are concerned about maintaining our life style and privacy due to the close proximity of this development to our property. Specifically the proposed walking path and pocket park. Photo #1 shows our home, swimming pool, and front yard a considerable investment. Part of this investment is the privacy the location provides. The proposed development will have an adverse affect on our privacy and therefore on our investment and property value. Photo #2 is taken from the edge of our swimming pool toward the location of the proposed walking path. The path will be in front of the haystack. The distance from the swimming pool to our fence is 75 feet. Photo #3 is taken from our fence. The individual in the photo is standing where the proposed walking path will be constructed a distance of 105 feet. This will have an adverse affect on our privacy. Due to the impact on our privacy, if the development is approved, we are asking that the developer pay for the construction of a berm with mature landscaping that would wrap the corner of our property. American Wilderness Landscaping has provided a bid of $5,600. The Contractor agrees to furnish all material and perfonn all work necessary to cnmpJete the Create privacy berm in front yard area soon to be subject to new cnnstructinn of sub division. Berm is to maintain property value & visual balance to ~nmeowners. for the above named structure, according to the plans and specifications (details thereof to be furnished as needed) of N/A Architect, and tn the fuJl satisfaction of said Architect or Owner. SECOND. The Contractor agrees to promptly begin said work as soon as notified by said Architect or Owner, and to com- plete the work as foJlows: Design & construct a berm using topsoil, & professional grade weed fabric & pin. Included in this bid is the price for regular grind bar!< mulch as the 'ground cover. Homeowner may choose decorative rock gravel for ground cover for an ammended price to this bid. Rear of berm to be retained wfth two - layers of railroad ties continuing the length of the berm until taper no longer requires retaining. The price of this bid also includes approx. 5000 ibs. of - ,retaining/decorative stone, The following plants are included in this bid: Three conifers (two Australian pines & one Scotch pine), two Arctic willows & one Sand cheny bush. All delivery, labor & materials is included in this bid. Owner agrees to clea~y mar!< all sprinkler heads & pipe, Owner is also responsible for any changes that will be needed to the sprinkier system, Any additional materials, labor or deliveries will be agreed upon & included as an - ammendment 10 this bid TIIIRD. The Contractor shaJJ take out and pay for Workmen's Compensation and Poblic Liability Insurance, aiso Prop- erty Damage and all other necessary insurance, as required by the Owner, Arcbitect or by the State in which this work is performed. FOURTH. The Contractor shail pay all Sales Taxes, OJd Age Benefit and UnempJoyment Compensation Taxes upon the material and labor furnished under this contract, as required by the United States Government and the State in wbich this work is perfonned. FIFTH. No ema work or changes under this contract wiU be recogaized or paid for, unless agreed to in writing before the work is done or the changes made. SIXTH. This contract shaJl not be assigaed by the Contractor without rust obtaining permission in writing fiom the Archi- tect or Owner. All Sub-contracts shall be subject to the approval of the Arclùtect or Owner. IN CONSIDERATION WHEREOF, the said Owner agrees that he wiU pay to the said Contractor, $ for said materiats and work, said amount to be paid as foJlows: Fifty percent ($2807.20) paid upon contract signing wfth the remaining fifty percent ($2807.20) to be paid at completion of war!<. 5614.40 The contractor and the Owner for themselves, their successors, ex.eculors, adminlstrators and assigas, hereby agree to the full perfonnance of the covenants of this agreement.
