The property is approximately 0.23 acres in size and is generally is located on the
west side ofN. Meridian Road, north of Broadway Ave. in downtown Meridian.

Idaho Trust Services is the current property owner and they have submitted
notarized consent for the subject application.
Applicant is Larry R Knopp, Architect, 355 S. 3M Street, Boise, ID 83702.

The subject property is currently zoned R-8 and consists of a vacant residence.

The Applicant requests the property be zoned as 0- T (Old Town).
The property which is the subject of this application is within the Area of Impact
of the City of Meridian.

The entire parcel of the property is included within the Meridian Urban Service
Planning Area as defined in the Meridian Comprehensive Plan.

The Applicant proposes to develop the subject property in the following manner:
retail and professional offices.

The Meridian Comprehensive Plan Generalized Land Use Map designates the
subject property as Old Town.

There are no significant existing trees that affect the consideration of this
application.
RECOMMENDATION TO CITY COUNCIL FOR APPROVAL OF A REZONE OF 0.23 ACRES TO

RECOMMENDATION
The Meridian Planning and Zoning Commission hereby recommends to the City Council
of the City of Meridian that they approve the requested Rezone as requested by the
applicant for the property described in the applicaJion.
