Meridian City Council Meridian, ID 83642 Dear Mayor and Meridian City Council: As homeowners in the Carol Subdivision, we oppose the approval of proposed conditional use permit for a planned development (CUP-Q4-023), Proposed Sadie Creek Subdivision Development. We oppose the approval of this application based upon the following: 1. The sudden transition from low density residential dwellings (1 dwelling per acre) to much higher density residential dwellings (15 dwellings per acre) is not in harmony with the existing neighborhood. We recommend that the closest dwellings to the west property line be 3 dwellings per acre, which is consistent with the Comprehensive Plan and would provide a transition from the existing low density residential to higher density residential. 2. The public access via a right-inlright-out only on Eagle Road will result in increased traffic through Carol Subdivision. The staff report dated 8-2-04 from Bruce Freckleton and Craig Hood regarding the Sadie Creek Subdivision estimated 1550 vehicle trips per day. Vehicles leaving Sadie Creek heading north, east, or west will most likely to take the shortest route to do so which is Leslie Way to Ustick. Vehicles trying to enter Sadie Creek from the south will most likely use Leslie Way to Ustick to do so. If there are 1550 vehicle trips per day for Sadie Creek, it seems reasonable that this could result in at least 775 additional vehicle trips down Leslie Way. This excessive traffic on Leslie Way would be detrimental to the existing nature of the community. Due to the unique characteristics of the Sadie Creek site and ITD requirements for access to Eagle Road, we recommend that this development be delayed until the permanent access from Ustick is available. We ask the City Council deny this application until a development plan can be put in place which addresses these issues.
