Co n c e r n e d T u s c a n y R e s i d e n t , Ro b e r t R a g l a n d To Whom it may Concern, My name is Robert Ragland and I am writing you to express my concerns regarding a couple of the aspects of the proposed Firenze Plaza development, and how it might affect the Tuscany Subdivision. I live in the Messina Meadows portion of Tuscany at the second to last lot on E. Taormina drive before it turns into S. Marsala Ave. When we chose to build in Tuscany, there were many lots still available for us to choose from, but we picked that/this one specifically because of its location; which we felt would reduce the amount of daily traffic that passed by our home. I think that most of the neighborhood shares the same main concern; that the proposed thru streets from the development would increase traffic to potentially dangerous levels. It’s inevitable that people, who would not otherwise be there, will use the streets in Tuscany as a means to get to and leave the commercial site, which will increase the traffic thru our neighborhood. It’s also inevitable that some small portion of these people will drive in an unsafe manner while traveling thru our neighborhood. Tuscany is by far the most active neighborhood I’ve ever seen. Whether it’s kids playing, people walking their dogs, or running/walking, there is almost always some sort of activity going on outside the homes of Tuscany. There are numerous examples in Meridian where neighborhood streets are not extended into commercial developments, but rather are separated from said developments via a wall. I’ve included a few specific examples where stub streets were not extended into commercial developments. In the interest of safety for the residents of Tuscany I feel that this is the only option that keeps the residents of Tuscany safe from excessive traffic that isn’t necessary through our neighborhood.
