Broadway Ave., Ste. 102 Meridian, ID 83642 May 19, 2016 Commissioners, As President of Packard Homeowners’ Association, Inc. I am writing you on behalf of the Board of Directors representing the 300+ homeowners’ in the Packard Estates and Packard Acres Subdivisions. I apologize for not being able to be at the meeting in person, so I am requesting that this letter be included as written testimony regarding the development application for the Verado Subdivision, which abuts the Packard Subdivisions to the North and West. Many concerns have been brought to our Board’s attent ion from our membership regarding this application and while they are all valid concerns, the main overriding issue that caused the Board to take action is the North section of the propose application that is slated to be zoned as R-15. Specifically, where the R-15 section abuts Packard Estates/Acres along our northern edge. The Packard subdivisions are zoned as R -4 and are surrounded by subdivisions that are zoned R-8. We are greatly concerned about the transition from R-4 to R-15 without what we would consider a sufficient buffer between drastically different lot sizes. We feel this transition as currently proposed, will negatively affect the value of our neighbors’ lots located along the northern section of our subdivision . It is for that reason that we are standing in opposition to the Verado Application in its current form. The Board of Directors and much of our membership understands that this and the other properties located along Ustick Road will eventually be developed and we are not opposed to development that makes good sense and doesn’t not negatively affect neighboring property values.
