for the proposed development in your area. I am forwarding your comments to our City Clerk for the public record and
they will be included in the packet the Mayor and Council members receive for the public hearing. Once an application
is made, Mayor and Council are only able to make comments during the public hearing.
We will also forward to ACHD as they too are part of the public approval process. Josh Beach, the staff member
assigned to this project, will be able to answer any questions you may have regarding the proposed development. He is

Message Dear Council Members and Mayor Tammy de Weerd- I attended a meeting last night regarding the
proposed Albertson's development at the corner of Eagle Road and Amity and wanted to share some
of my concerns with you. I am sure you will also receive a number of emails from my neighbors.
Frankly I was a little disappointed in their interaction with the developer last night, but I would like
to take a couple minutes to lay out my own concerns. Our family moved from Boise to Meridian in
2013. When selecting Tuscany to settle in, one of the main attractions for us was the street design
where the primary community thoroughfares (Zaldia and Palermo) are well designed. Those streets
have nice landscaping to act as a barrier between the busier streets and the houses and there are no
front yards facing these streets. Unlike many of my neighbors, I think it is na?ve to think that we can
keep all commercial development out of South Meridian. In fact, I like the idea of a small
development going in at the corner. I do however have two major concerns about this proposed
development. My primary concern is the impact it will have on traffic patterns WITHIN our
subdivision. The proposal includes two collector streets giving the subdivision direct access to the
commercial area and vice versa. As it was explained by the developer, this collector street is
required by city policy and can only be avoided by a ruling from the ACHD or the City Council (she
admitted she was throwing you guys under the bus). As it so happens, one of the proposals for this
collector street is an extension of the street that my family lives on. So the quiet street we moved to
in 2013, with hopes of living there through retirement, will become the primary route that 500
homes will use to access the proposed commercial center. Our neighborhood is a neighborhood of
middle class families, most of whom have young kids that often play in their front yards. This
increased traffic will endanger our kids, force our families into our backyards, and destroy much of
the feeling of community that brought so many of us to this neighborhood in the first place. My
secondary concern is the zoning of the undeveloped residential area surrounding the proposed
commercial development. It is my understanding that this area is currently zoned R-8, but there is a
chance it could be changed to R-15, with potential plans to add multi-family housing. Again, I can?t
imagine any of you would want your quiet street turned into a significant thoroughfare and then
discover that the lot next do or (that was zoned for single family homes when you moved in) changed
to higher density where your dream home now backs up against a multi-family property. If the
commercial property could be placed at this location with no direct access to the Tuscany
neighborhood (like every other similar property in Boise and Meridian), and the residents of
Tuscany could get guarantees that the surrounding residential areas would remain single family
homes, I think this project would be something our whole community could get behind. As it is
currently proposed, it is eroding the neighborhood that brought so many of us to Meridian in the first
