Dear Mr. Hood:
I am a property owner at 4686 S Stromboli Pl. Our property backs up to Montague Street in
Tuscany Subdivision and we exit onto Amity Rd. First, I want to say that I support a light
commercial area and am delighted to have an Albertson’s nearby in the proposed Eagle/Amity
Development Project. I do have several concerns I want to address:
Safety concerns for children, people and pets. Children walk up Montague to the school bus
stop at the end of Montague and Amity Rd.
The increased traffic flow on Montague Street. It is a narrow 2 way street, not lined, nor does it
have turn lanes, left or right onto Amity Rd. With the proposed commercial/residential
development there will be a projected 200 additional cars using this street, not counting any
commercial traffic. This will cause congestion in the existing Tuscany neighborhood.
Noise and lighting. There will be a significant increase in noise with additional resident’s cars
and commercial trucks/vehicles in a commercial area. Lighting for a commercial area is a
concern for neighborhoods surrounding the proposed commercial/residential project. Bright
lights all night long will disrupt the country atmosphere many of us moved out here to enjoy.
The most critical is keeping the entire development limited to low density residential. No
townhouses or R-15 zoning that would allow multiple housing units. Multiple housing units, i.e.
Duplex’s, townhouses, etc. are a concern because of lowering the property values of our homes
that face this area.
We purchased in Tuscany as an investment as well as building our retirement home. Other
Tuscany residents who live in the well established areas also purchased their homes in Tuscany
for the same reason. It is a residential area, there are great walking and biking areas and not
much traffic other than Tuscany residents. We are adjacent to the proposed new development
so our concerns are based on the proximity to our new home. Adding multiple housing units in
a nearby, close subdivision does not fit with the surrounding homes that are already here.
I suggest that no through streets be allowed to connect with Montague. Instead a fence that
denotes it is a separate subdivision. There could be a walk through to get to the commercial
area but no cars. This is part of the developer’s responsibility to plan their traffic flow without
using the existing Tuscany roadways.
These are concerns for us because if Meridian Planning and Zoning approves this proposed project as ii
is; there will not be the infrastructure in place to support the additional cars and traffic flow. Thank you
