Dear Mr. Guerrini:
In response to your request for zoning verification for parcel number R7820150030, please note
the following:
• This property is located within the corporate boundaries of the City of Meridian and is
currently zoned I-L: light industrial district.
• Parcel R7820150030 is commonly known as Lot 3 Block 1, Seyam Subdivision. Seyam
Subdivision calls out Lot 3 Block 1 as non-buildable. An application (H-2016-0123) is
currently in progress to vacate this plat note, however, it does not have approval at the
date of this letter.
• The use "Storage Facility, Outdoor" defined in the Meridian City Code as "The use of a site
where equipment, inventory, supplies, or other similar items are stored outside, including a building
with a roof but without walls completely enclosing the building" is an allowed use in the I-L
zone.
• Below are the specific use standards for Storage Facility, Outdoor:
11-4-3-33: STORAGE FACILITY,OUTDOOR
A.All outdoor storage of material shall be maintained in an orderly manner so as not to create a public
nuisance.
B. Stored items shall not block sidewalks or parking areas and may not impede vehicular or pedestrian traffic.
C. The site shall not be used as a"vehicle wrecking or junk yard" as herein defined.
D.For any use requiring the storage of fuel or hazardous material,the use shall be located a minimum of one
thousand feet(1,000')from a hospital.

E.For properties in industrial districts,the following standards shall apply:
1.For properties that are adjacent to nonindustrial properties and/or public streets,outdoor storage of
materials, equipment, inventory,and/or supplies shall be incorporated into the overall design of buildings
and site landscaping so that the visual impacts of these functions are fully contained and screened from
view of adjacent nonindustrial properties and/or public streets by a solid fence and/or wall with a
minimum height of six feet(6'). Such fence and/or wall shall be constructed of complementary or of
similar design and materials of the primary structure.
2.For properties that adjoin the railway corridor,in addition to the standards of subsection El of this
section,outdoor storage of materials,equipment, inventory,and/or supplies shall be screened from the
edge of the required street buffer a distance of one hundred feet(100')from the edge of right of way .
parallel to the railway corridor.
• To the best of my knowledge the site does not have any legal non-conforming issues, nor
any building or zoning violations.
• To the best of my knowledge the site is not in any special, restrictive, or overlay district.
• Documents regarding the subject property are available through a records request at the
Meridian City Clerk's Office.
Staff's failure to cite specific provisions of the Unified Development Code, or existing
conditions of approval associated with the subject property, does not relieve the Applicant of
responsibility for compliance.

Dear Community Development Department:
PODS was established in 1998 and has become a leader in the moving and storage
industry featuring the use of mobile storage containers. PODS is currently negotiating a long-
term lease for certain premises located at the end of E. Lanark Street, Meridian, ID 83642 (the
"Premises"). The owner of said property is willing to construct a building suited for PODS's
purposes on the site; however, we are trying to determine at the outset whether or not there is any
restriction on outside storage before our lease negotiations progress any further.
As an integral part of PODS's business, PODS needs the ability to store empty containers
outside of the respective storage center to help with container overflow. In this case, PODS
desires to store its empty containers on the side of the building, as depicted in the site plan
attached hereto as Exhibit A. The location of the outdoor area will be located behind the
building away from Lanark Street. Accordingly, the proposed outdoor area will be blocked from
view from the main street. The containers will be stacked in the outdoor area; however,the
stacking height will not exceed 24' at any moment.
Please kindly confirm the current zoning category for the Premises. To the extent
applicable, please provide any information regarding any restrictions and/or requirements
governing storage of equipment outside at the proposed site. Attached hereto is check in the
amount of.$35 O& m process this zoning verification request.
