Ste. 202 Meridian, ID 83642 Re: Meadow Lake Village — Assisted Living, Senior Apartments, and Lodge/Commons Building CU/PUD Submittal To Whom It May Concern: Touchmark respectfully submits the attached information as the Conditional Use/Planned Unit Development for Meadow Lake Village's Assisted Living, Senior Apartments, and Clubhouse portion of the adult retirement community. The project consists of 13 acres with buildings that will be constructed in two phases. Phase I will construction begins in the late summer of 2004 and includes 34 units of Assisted Living, (2) Senior Apartment buildings with 60 — 70 units apiece, and a 25,000 to 30,000 SF Lodge/Commons Building. The apartment buildings have underground parking at an approximate ratio of 1 space per unit. The assisted living has 41 parking spaces with additional parking for staff off site. There are 60 spaces provided for the lodge along with an additional 6 spaces to be shared by lodge and assisted staff. Bicycle racks are located near the main entry to the lodge and at the service entry at the east side of the lodge/assisted living connection. Due to the age of the residents, it is anticipated that very few will be using bicycles. Monument signs are located at the NE and NW comers of the site where S. Arbor Circle intersects E. Clocktower Drive. Another monument sign is located at the South end of the site at the Assisted Living entry. These signs will be 4' 0" high and 6"0" in length. They will be constructed of materials similar to those of the buildings. Phase II will begin construction sometime between 2006 and 2009. 30 units of 3 Assisted Living will be added to the Phase I Assisted Living Building and an _ additional (2) Apartment Buildings with associated parking will be constructed. A w This project is highly desirable for, but not limited to the following characteristics: a • Creates more options for residents in addition to the existing cottages within a the active adult retirement community at Meadow Lake Village. _ • Allows for aging adults in need of some care to remain in a community that o they consider home. ; 0 • • The lodge not only acts as an amenity for the apartments and the assisted living, but also the existing and future cottages and the golf course. • Follows the approved Concept Development Plan for Meadow Lake Village. • Continues the established vocabulary for high quality building materials for the area. • Builds upon established pedestrian and vehicular circulation patterns for previous and future development.
