Fencing adjacent to pathways and interior common open space areas shall not exceed four (4) feet in height if closed vision fencing is used or six (6) feet in height if open vision fencing is used. Other: • The residential structures built within this subdivision shall be a minimum of 2,000 square feet in size and shall be consistent with the conceptual elevations included in the development agreement. • Planner shall review elevations of structures on Lot 2, Block 2; Lots 2, 18, & 19, Block 3; and Lot 2, Block 4 to ensure the rear and/or sides of homes facing E. Taconic Drive incorporate articulation through changes in materials, color, modulation, and architectural elements (horizontal and vertical) to break up monotonous wall planes and roof lines. • The height of structures located on Lots 2-10, Block 2 shall be limited to a maximum height of 30 feet measured from ground level to the highest peak of the roof (see attached exhibit). • A secondary emergency access is required at the point when the combined number of homes in Blackrock Subdivision and Southern Highlands Subdivision reaches 50 homes. The secondary access may be temporary until such time as a permanent secondary access is available. Planner: Sonya Watters Date: 12/22/14 Re: Southern Highlands AZ-13-016; PP-13-033 Building Restrictions from City Council As shown on Exhibit A of the Findings of Fact, conclusions of Law dated Jan, 7th 2014 the building lots on (preliminary plat 12/12/13) 5-13 Block 3 (Final Plat 12/4/14) lots 2-10 Block 2 have a Maximum Height Restriction of 30 feet measured from ground level to the highest peak of the roof. *This Exhibit shows that existing grade at the toe of the slope is identified as the grade / ground level and it is also the same if not higher than the finished floor elevation for the lower lots. The developer was required to provide a finished floor elevation on the record drawings and the city has accepted these finished floor elevations as the approved elevations. The exhibit shows that no building shall exceed the 30' height from the grade / ground level to the highest part of the roof line. The table below calls out the lots and block for the homes with the building restrictions and the maximum height of the roof lines. The builder is required to provide the finished floor elevations as shown on the record drawings and include this information as part of their building construction plan submittal. Builder will also show the overall height of the building to determine the height limit has not been exceeded. Exhibit B identifies the "as -built" grading elevations of all property corners as well the proposed Finished Floor elevation for each lot. Exhibit B will be used as the reference point for all building height calculations..
