Note: Street setbacks shall be measured from the back of the attached or detached sidewalk.
Street setback to garage: 20 feet
Street setback to living area and/or side loaded garage: 15 feet
Interior Side: 5 feet (In some cases, there may be a greater setback due to a wider utility
easement. Refer to the recorded platfor specific easement information.)
Rear: 12'
Maximum Building Height: 35' as defined by the Building Code.

Lighting (11-2D-6F): The following standards shall apply within the TN-R district: All dwelling units
shall have a minimum of two (2) lights at the front of the unit. All dwelling units on alley accessed
properties shall have a minimum of two (2) lights along the alley. All lighting required in this section
shall prevent uplighting and shall be on a photocell that activates the lighting at dusk and turns it off at
dawn
Fencing (UDC 11-3A-7): Any proposed fencing must comply with the following:
Maximum fence height in the residential districts: 6'
Front yard: 3' solid or 4' open vision fence.
Street side yard: 3 'solid or 4' open vision fence at the property line or 6' fence setback 10' from
property line.
Rear yard: 6' solid fencing unless adjacent to an interior common lot or pathway then a 4' solid or
6' open vision fence is required.
Parking Requirements (UDC Table 11-3C-6):
1 bedroom dwellings require two (2) parking spaces: at least one (1) in an enclosed 10' X 20'
garage measured from exterior dimensions, other space may be enclosed or a minimum of a 10' X
20' parking pad measured from the back of sidewalk to garage face.
2/3/4 bedroom dwellings require four (4) parking spaces: at least two (2) in an enclosed 20' X
20' garage measured from exterior dimensions, other spaces may be enclosed or a minimum of 10'
X 20' parking pad measured from the back of sidewalk to garage face.
5+ bedroom dwellings require six (6) parking spaces: at least three (3) in an enclosed 30' X 20'
garage measured from exterior dimensions, other spaces may be enclosed or a minimum of 10' X
20' parking pad measured from the back of sidewalk to garage face.
