Street to front-loaded garage: 20’ (measured from back of sidewalk)
Street to living area and/or side-loaded garage: 15’ (from back of sidewalk)
Interior Side: 5’
Rear: 15’
Max. bldg. height: 35’
Fencing: Any fencing constructed shall be per City of Meridian Requirements. Fencing adjacent
to pathways and interior common open space areas shall not exceed four (4) feet in height if closed vision
fencing is used or six (6) feet in height if open vision fencing is used.
Other:
The residential structures built within this subdivision shall be a minimum of 2,000
square feet in size and shall be consistent with the conceptual elevations included in
the development agreement.
Planner shall review elevations of structures on Lot 2, Block 2; Lots 2, 18, & 19, Block
3; and Lot 2, Block 4 to ensure the rear and/or sides of homes facing E. Taconic Drive
incorporate articulation through changes in materials, color, modulation, and
architectural elements (horizontal and vertical) to break up monotonous wall planes
and roof lines.
The height of structures located on Lots 2-10, Block 2 shall be limited to a
maximum height of 30 feet measured from ground level to the highest peak of the
roof (see attached exhibit).
A secondary emergency access is required at the point when the combined number of
homes in Blackrock Subdivision and Southern Highlands Subdivision reaches 50 homes.
The secondary access may be temporary until such time as a permanent secondary access
is available.
