Setbacks: R-8 (UDC Table 11-2A-6)
Note: Street setbacks shall be measured from the back of the attached or detached sidewalk.
Street setback to garage: 20 feet
Street setback to living area: 15 feet
Interior Side: 5 feet (In some cases, there may be a greater setback due to a wider utility
easement. Refer to the recorded plat for specific easement information.)
Rear: 12’
Special requirements:
1. The future home on Lot 8, Block 33 shall be a single level with a bonus room allowance. All
dormers must face east, the windows must be designed for first floor only on the west side and
the garage will be constructed on the same setback as the driveway; 5 to north property line of
Lot 8, Block 33.
2. The future homes on Lots 9 and 10, Block 33 must have all dormers face east and the windows
would be designed for first floor only on the west side.
Maximum Building Height: 35’ as defined by the Building Code.
Fencing (UDC 11-3A-7): Any proposed fencing must comply with the following:
Maximum fence height in the residential districts: 6’
Front yard: 3’ solid or 4’ open vision fence.
Street side yard: 3 ’solid or 4’ open vision fence at the property line or 6’ fence setback 10’ from
property line.
Rear yard: 6’ solid fencing unless adjacent to an interior common lot or pathway then a 4’ solid or
6’ open vision fence is required.
Rear yard of alley accessed property and alley side yard properties: Open vision fencing setback
5’ from property line.
Parking Requirements (UDC Table 11-3C-6):
1 bedroom dwellings require two (2) parking spaces: at least one (1) in an enclosed 10’ X 20’
garage measured from exterior dimensions, other space may be enclosed or a minimum of a 10’ X
20’ parking pad measured from the back of sidewalk to garage face.
2/3/4 bedroom dwellings require four (4) parking spaces: at least two (2) in an enclosed 20’ X
20’ garage measured from exterior dimensions, other spaces may be enclosed or a minimum of 10’
X 20’ parking pad measured from the back of sidewalk to garage face.
5+ bedroom dwellings require six (6) parking spaces: at least three (3) in an enclosed 30’ X 20’
garage measured from exterior dimensions, other spaces may be enclosed or a minimum of 10’ X
20’ parking pad measured from the back of sidewalk to garage face.
