Setbacks: R-8 (Lots on Sheet 3 and 4 of 7)
Rear Setback: 12 ft.
Interior Side Setback: 5 ft.
Street Setback to Garage: Local 20 ft.
Collector: 25 ft.
Street Setback to Living Area: Local 15 ft.
Collector: 25 ft.
Maximum Building Height: 35’
Note 20: The homes on Lots 2, 3, 4 and 5, block 10 shall be limited to 25 feet in
height.
Note: PER the DA, the Planning Department needs to verify the building elevations
before issuance of a building permit. Please inform the person to visit the Planning
Department before submitting plans to Building Services.
Setbacks: R-15 (Lots on Sheet 2 of 7 except lots 2, 3 and 4 Block 3)
Rear Setback: 12 ft.
Interior Side Setback: 5 ft.
Street Setback to Garage: Local 20 ft.
Street Setback to Living Area: Local 10 ft.
Maximum Building Height: 40’
Note 7: Said lots on Block 3 and 6 are townhouse lots and not subject to the side lot
line easements.
Note: The Townhomes (R-15 lots) will require CZC and DES approval from the
Planning Department before issuance of a building permit.
Fencing: Any fencing constructed shall be per City of Meridian Requirements.
Other: Lots 2, 3 and 4, Block are commercial lots.
