Summary of Public Hearing:
The applicant, Ron Sargent, testified in favor of the application. There was no opposition to the
applicafion. The applicant testified that the existing detached structure will be removed from the
proposed Lot 1, Block 1 of Tiburon Meadows Subdivision.
The applicant also requested modification of the boundaries of the proposed rezone areas. These
modifications are supported by staff. The applicant is requesting L-O zoning for proposed Lots 40
and Lot 41 of Block 1 (the existing church property) and L-O zoning for proposed Lot 1 of Block
1. The existing home on proposed Lot 2 of Block 1 will retain the current R-4 zoning designation.
The applicant is still requesting R-8 zoning for the proposed patio home lots (Lots 3-39 of Block
1.)

1. The property is approximately 10.7 acres in size and is generally located'/~ mile
south of the southeast intersection of Ten Mile Road and Cherry Lane, Meridian.
The property is designated as Public /Quasi-Public and Mixed Use -Community.
2. The owners of record of the subject property are Stonehouse Evangelical Church
and Greta Huit, Trustee for the Huit 1992 Revocable Trust.
3. Applicant is Tiburon Meadows, LLC.
4. The subject property is currently zoned R-4 and consists of an existing church and
an existing home.
5. The Applicant requests the property be zoned as L-O, R-4, and R-8.
6. The subject property is bordered to the north by R-4 zoning, to the south by R-4
zoning, to the east by R-4 zoning, and to the west by C-N zoning and R-4 zoning.
7. The property which is the subject of this application is within the Area of Impact
of the City of Meridian.
8. The entire pazcel of the property is included within the Meridian Urban Service
Planning Area as defined in the Meridian Comprehensive Plan.
9. The Applicant proposes to develop the subject property as a residenfial planned
development. The existing church will remain and the applicant is proposing to
rezone an existing residential lot to L-O for commercial development,
10. The Applicant requests zoning of the subject real property as L-O, R-4 and R-8
which is consistent with the Meridian Comprehensive Plan Future Land Use Map
which designates the subject property as Mixed-Use Community and Public /
Quasi-Public.

11. There are no significant or scenic features of major importance that affect the
consideration of this application.
RECOMMENDATION
The Meridian Planning and Zoning Commission hereby recommends to the City
Council of the City of Meridian that they approve the requested Annexation and Zoning
as requested by the applicant for the property described in the application, subject to the
following:
A. Adopt the Special Recommendations of the Planning and Zoning Commission
as follows:
Modify paragraph 1 on page 6 to state, "New legal descriptions will be provided
ten days before City Council hearing identifying each zone."
B. Adopt the Recommendations of the Meridian Planning & Zoning Department
as follows:

New legal descriptions will be provided ten days before City Council identifying
each zone.
2. The subject property is within the Urban Services Planning Area.
3. The Development Agreement should include all conditions of approval for the
proposed plat and conditional use permit.
