" Thank you for meeting with us earlier today to discuss the Mussell Corner PFP-and PD applications with Eric Peterson of Cole Poe Architects and Brad Hawkins-Clark of your office. We have revised the plat, landscape plan and site plan in accordance with the. ACRD deeds that were recorded in 1999, which resulted in ACIID, acquiring 48 feet of right-of--way measured from the centerline of Victory Road.' Fortunately, ACHD. does not intend to constnlct Victory Road' as a major arterial . roadway and only 70 ft of right-of-way is required for the build-out of the road (instead of 96'feet of right-of--way). ACRD is onl}~ requiring the construction-of half of a 46-foot . street section within the existing '48' right-of--way, consequently there is zoom for landscaping to be constructed within ACHD's right-of--way behind the detached sidewalk and between the curb and sidewalk along Victoryr~As we discussed with Lori Den-Heltog from ACRD, a license agreement will be required for the landscaping within theright-of- way, and the vegetation may be limited to groundcover with no ,trees. After our meeting I stopped by Joe Silva's office to discuss the needfor a tumazound that , maybe required because of the ACHD requirement to close one Hof the access points along Victory Road. The revised plat still indicates the use of the northezlutiost existing access to SH=691bis - - access is used by NMID for ditch maintenance and by the existing retail stone business (a pazt of Victory Greens). The proposed subdivision does not yet include the development of a frontage/backage road to the existing access.
