Miscellaneous request to allow direct lot access to N. Linder Road
Lott, Block 2, Cobblefield Crossing #1
On October 23, 2002, the Ada County Highway District acted on the application for Cobblefield
Crossing Subdivision #1. Site specific requirement #12 stated the following, "Other than the access
that has been approved with this application, direct lot access to Linder Road and McMillan Road is
prohibited." Subsequently a driveway was constructed for the existing house to Linder Road as
opposed to the internal subdivision road. ACHD staff has reviewed the site, and noted that the
configuration of the house and the way in which the lots were platted for Cobblefield Crossing prohibit
the existing home from accessing the subdivision road.
Therefore ACHD will grant a temporary right-of-way easement allowing the existing home to access
Linder Road until such time as the property is EITHER redeveloped for a land use other than single-
family residential OR the home is rebuilt. At such time when the property is redeveloped or the existing
home is rebuilt, the access shall be taken from the internal subdivision road, Loretta Street. The
applicant will also need an easement to be granted from the Home Owner's Association for the
driveway that crosses the common landscape lot in front of the existing home.
