Staff has reviewed and approved the revised plat and landscape plan based on the conditions of
approval in the staff report and the recommendation from the P&Z Commission. The following
modifications are recommended by staff and have been reviewed by the applicant and the Fire
Marshall:
1. Delete Preliminary Plat Site Specific Condition #6, which states that "all common drives
shall conform to Ordinance 12-4-14." Replace it with a new Condition #15 on the
Conditional Use Permit stating that ''all common drives are approved at 20 -feet wide, as
depicted on the plat"
2. Delete the second sentence in item #6 of the Fire Dept comments, regarding a required
stub street [Note: in place of the stub street, an emergency access is already required on
Lot 43, Block 11.)
3. The Fire Marshall has requested that Lot 43, Block 11 be posted "No Parking—Fire Lane"
Per the international fire code.
