HomeMy WebLinkAboutPZ - Public Comments by Robert and Laurel NeilsonJune 5, 2016 City Clerk Meridian City Hall, Suite 104 33 E Broadway Meridian, ID 83642 RE: Bancroft Square Subdivision Application (File No. H-2016-0055) Commissioners, We ask that Planning & Zoning recommend approval of the Conditional Use Modification and Rezoning for the Bancroft Square Subdivision. Although this property is designated as Mixed Use — Community in the City's Comprehensive plan, the proposed development of single family owner - occupied homes is much more compatible with the surrounding residential area than the previously proposed development which was overwhelmingly opposed and ultimately rejected by City Council. The issues that the community had with the previously proposed development are largely absent with Bancroft Square. However, we ask that the development agreement for Bancroft Square require that it meet the 10% open space requirement and provide an amenity. The open space and amenities mentioned in the application letter are privately owned and maintained by the Sutherland Farm HOA or by the Sutherland Downs HOA. Bancroft Square has not formally applied to join the Sutherland Farm HOA nor have they received approval of residents to do so. Also, the nearest amenity to Bancroft Square is the 2.5 acre park and gazebo owned and maintained by the Sutherland Downs HOA. It seems inappropriate to include privately owned and maintained open space and amenities in adjacent HOAs in meeting the requirements for Bancroft Square. An amenity at Bancroft Square is important to provide a gathering place for families in the subdivision and to help foster relationships between neighbors. Yours truly, ROW M. N��., A. LaA,we,L M.
