Our home backs onto Easy Jet Drive and we are directly across the street and within 300 feet of the proposed Bancroft Square Subdivision. We ask that Planning & Zoning recommend approval o f the Conditional Use Modification and Rezoning for the Bancroft Square Subdivision as it is very compatible with the Sutherland Farms and Sutherland Downs residential communities. The previously proposed higher-density development was overwhelmingly opposed by residents and ultimately rejected by City Council. Bancroft Square appears to be very similar to our own Sutherland Downs development. One additional item of concern involves the open space/amenities identified in the application letter which are both privately owned and maintained by the homeowners of the Sutherland Farm and the Sutherland Downs HOAs. It would therefore be prudent and appropriate for Bancroft Square to either include an amenity in their proposed development or apply for membership in either the Sutherland Farms or the Sutherland Downs HOA in order to help bear the cost of maintenance of those private common areas and to promote positive relationships among neighbors.
