Dear Mayor, City Council, and Planning and Zoning Members:
My wife, Karla, and I, Tom Reynolds, live in Sutherland Downs. I have written letters before opposing
the development of the above proposed property into higher density, multiple family residential
buildings and commercial due to the safety of children, traffic, lack of public transportation, schools,
irrigation pressure, etc. I know that the problem of safety of our city children is a great concern of yours
and also traffic congestion.
I believe that the new proposal of 32 family units in the area is a good proposal. The reduction of
common area to add another house is not according to recommendations that I have heard that you
require for new subdivisions. I also know that the developer is thinking that Sutherland Farms and
Sutherland Downs parks should be considered as part of their common area requirement. These parks
are private parks and are only for those who are included in their Homeowners Associations. At this
time, I have not heard that they have joined either one or both of those HOAs.
The approval of this plan for 32 homes for the whole parcel, without commercial property, should be
approved. If the developer gets approval of the HOAs for the use of the park(s) by becoming
incorporated into their HOA(s) as paying homeowners, then I can see the additional home. Thus 33
homes could be a feasible number of homes for the total parcel.
