Perform overall visual and audible checks of outdoor units Perform overall visual and audible checks of indoor units unit Check digital communications to ALC controls Lube indoor fan motors and bearings Perform Complete Dry Cooler Coil Cleaning Check Blower bearings for wear Verbally Report Overall Indoor/Outdoor HVAC Status to Facilities Manager Report any needed repair issues Contract Amendment No 3 — Citywide HVAC Preventative Maintenance and Inspections Page 6 of 15 Clima-Tech AUTOMATED LOGIC — CLIMA-TECH SOFTWARE SUPPORT SUBSCRIPTION Automated Controls DDC- Citywide System We (Clime -Tech Corporation) agree to provide: • Level 1 Subscription Services including ✓ Software upgrades as they become available, generally at least once per year ✓ Telephone technical support for instruction on routine operations of the WebCTRL software ✓ Tuition -free training for regularly scheduled classes at Clima-Tech facilities • Level 2 on-site scheduled services by a qualified controls technician/engineer ✓ 2 days per year • Additional services billed at our Discounted Rate for Subscription Agreement customers. You (the customer) agree to: • Pay billed invoices for subscription services and additional services / repairs within 30 days of the invoice date. • Permit our personnel reasonable access in order to perform services included in this agreement. General provisions: Any employee or representative of customer shall be permitted to attend regularly scheduled classes held at Chma-Tech facilities. Tuition for such classes are included in this agreement. Transportation and expenses shall be the responsibility of the customer. A toll, free telephone number is available for telephone technical support to any employee or representative. Technical support included in this agreement shall be for instruction on routine operations of the WebCTRL software. Repair service and extended software diagnosis of control system failure is beyond routine operations, but will be provided at the discounted rate for subscription agreement customers. Current discounted rate is $105/hour for software service and $90/hour for installation service. (Non -discounted rate is $125/hour and $105/hour respectively) Rates are subject to annual change. On-site services by a qualified controls technician / engineer will be scheduled for TWO days per year.
