A portion of an adjacent property has now been developed as residential rental property and is in the process of soliciting renters. We, the undersigned, are opposed to the rezoning proposal as it will create far more traffic congestion than would light commercial property, in an area that is already limited in access and heavily congested with traffic. The rezoning would also serve to reduce property values in the surrounding areas of Jericho, Hightower, The Reserve, Arcadia and other adjacent neighborhoods, as multifamily rentals almost always certainly do. Prqject Narrative for Final Plat Application -ro Whorn It May Concern, -rhe props,,-. 1, Westborough Square Subdivision is a 5.4 acre proposed mixed commercial and residential development consisting of approximately 2.03 acres of combined parking and street areas with 6 proposed commercial buildings and 8 proposed residential complexes, all located south of Chinden Boulevard and east of Jericho Road. Proposed on-site improvements for this project include public water and sewer mains as well as services for each lot. The stormdrain collection system proposed for this project includes curbing to convey runoff to catch basins and an infiltration system consisting of a series of 6 seepage beds. In addition to the, utility improvements there will be the development of curb, gutter, sidewalk, and the asphalt pavement improvements represented by the new roads, parking lots and pathways located%Ajithin the development. It is our understanding that this project was designed in conforrnance with the approved preliminary plat, it's requirements and conditions and the requirements and provisions of the Unified Development Code (UDC). The engineering design of Westborough Square Subdivision was conducted while adhering to applicable and local standards.
