Broadway Ave. Meridian, Idaho 83642 Re: Application H-2016-0006 by Iron Mountain Real Estate for Amendment to FLUM - Proposed Popes Garden Subdivision Dear Commissioners: I reside at 2482 E. Springwood Dr., Meridian, Idaho 83642, and which lot is located in the Northwest corner of the intersection of East Springwood Drive and South Hickory Way. My concerns include, but may not be limited to: 1. Changing the land use from Office to Medium High Density Residential may substantially impact the capacity of the surrounding streets. 2. If such development is allowed, cut -through traffic may be increased through the subdivisions located to the west of the proposed Development. 3. The proposed Plans indicate that S. Hickory Way "stubs" into E. Autumn Way; however, no such stub has been constructed. 4. If such stub were to be allowed, that ingress and egress may create cut -through traffic through Greenhill Estate Subdivision and may create "choke -points" for the two exits from the Subdivision onto Eagle Road and the two exits from the Subdivision onto Franklin Road. Prior cut -through traffic has been lessened as a result of the current designs of Franklin Road and Eagle Road. 5. Greenhill Estates is laid out similar to an athletic track. The corners may not be conducive to the increased traffic that may result if cut -through traffic were allowed. Additionally, the straight stretches on Springwood and Autumn may invite speeds in excess of 25 miles per hour. 6. Aside from vehicular traffic, the development may encourage a substantial increase in pedestrian traffic; however, there are no sidewalks and street lights in February 29, 2016 Page 2 of 2 the Subdivision. I am not in favor with changing the current land use designation. Thank you for your consideration. g al gard
