Your email has been received by the Mayor’s Office. We appreciate you contacting us to let us know of your
concerns for the proposed changes to the development agreement for the Knighthill project. I will forward your
comments to our City Clerk for the record and to be included in the packet the Mayor and Council members
receive for the public hearing. Once an application is made, the Mayor and Council can only make comments
during the public hearing process.
I have copied Josh Beach, the staff member assigned to this project. He will be able to answer any questions
you may have regarding the Modification of the Development Agreement or the hearing.

I have been a Meridian resident for 12 years now. I have owned a home in Lochsa Falls for the
last 10 Years. Lochsa falls boarders the Chinden / Linder area.
When I bought my house 10 years ago I paid $365,000 for it. As you know values plummeted in
late 2007 through 2010. We have started seeing property values rise but they are still not to the
2007 numbers. My home is now worth about $325,000. I have been looking forward to the day
that my home is again worth what I paid for it.
I recently learned that there is a proposal for a zoning change to allow for apartments to be built
near my home. I believe this to be a huge mistake and a disservice to the home owners in the
area.
Here are some FACTS:

1) As a licensed Realtor for the last 12 years I know for a fact that building new apartments will
reduce the value of my house and every other house located in Lochas Falls and Paramount. This
means that approx. $1,400 home owners will lose value in their homes. This will equate to a
very conservative combined loss of approx. 30,000,000 in equity. That’s right 30 Million in
equity loss.
2) Lochsa Falls has already taken a huge hit by the building of the Selway Apartment complex on
its south side. The neighbor can not afford to be surround by apartments on both the south and
the north side.
3) The land in question has been zoned for commercial use for many years. The thousands of
residents in the nearby communities have been looking forward to more commercial shops.
Building these apartments will remove the land from the commercial possibilities therefore
reducing future retail shops. This will further reduce the value of the nearby houses.
4) The nearby schools can not handle any more kids. As Rocky Mountain High School and
Sawtooth Middle school are already way over max capacity. My daughter who attends Rocky
Mountain has some classes with over 45 students. The hall ways are so crowded that she can
barely walk from class to class. If there were more apartments built the Schools would HAVE to
be expanded
5) Traffic both on Chinden and Linder have increased considerable in the 10 years I have lived in
Lochsa Falls. If more apartments were built this would cause huge traffic problems for these
roads. It would require the roads to be expanded at great expense to the tax payers.
There is nothing positive to the local home owners or the community as a whole in allowing
these apartments to be built. The proposed apartments would only serve to line the pockets of the
developer at great expense to the local home owners. I am happy to see others make a profit in
their business dealings but not when it will cost the local home owners millions in lost equity.
I would be happy to discuss any of these points in more detail with you.
