However, we would like our input to be considered while determining the request Regarding H-2016-0005 by Chad Olsen for Conditional Use permit for Verraso Village No. 2 located 3476, 3478, 3510, 3524, 3540, and 3564 Modelo Lane and 2975 N Records Avenue. After watching the development of Chad Olsen's current project North of the proposed project, we recommend that if Verraso Village No 2 is approved, it be required to add more significant landscaping along Records Avenue. The current project has no trees and minimal landscaping, and because ACHD developed Records Ave, with no landscaping on the East, and semi -shabby vinyl fencing, it is a very ugly stretch of road. The road that will lead to the beautiful park North of the proposed project ought to fulfill the city purpose of landscape buffers as stated: Idaho Code 11-313-7: LANDSCAPE BUFFERS ALONG STREETS: A. Purpose: The intent of these requirements is to ensure the long term and consistent maintenance of landscape buffers along streets that improve the visual quality of the streetscape, unify diverse architecture, and carry out the comprehensive plan policies related to promoting attractive street(s) and street beautification. Mr Olsen told us, that he was unable to add trees because of easements on the East side of the development. Certainly the homes could be moved back 10 feet to the West, which would provide ample room for trees and substantial landscaping. This would make it more consistent with the developed areas along Records Avenue to the North, which all have a significant landscape buffer with large trees and shrubs.
