We would like to go on record as opposing any development that would be taller than 2 stories at the South East
corner of the Easy Jet and Eagle Road intersection.
It is my understanding JUB (developer) has filed to change the zoning density and intends to build 3 story
apartments. In the P&Z Commission meeting on 15 -Oct, it was the Commission's recommendation to allow 2 story
units, and reducing the units by 16, to a new total of 48 Units, in the same footprint.
We can accept this recommendation as it is consistent with the approved density that was in place when we
purchased our home in Sutherland Downs, but we want to state we opposed to any increase in density above this
recommendation.
A careful review of the original JUB filing also discovered obvious mathematical errors that misrepresented the
density to make it come in at the maximum density if the zoning change is permitted. When in reality it did not. We
also wonder if timing and lack of disclosures by JUB to the Sutherland residents has been purposely designed to get
these changes before the Meridian City Council with minimal amount of input from the affected residents.
We paid a prernium in our subdivisions lot costs, and continue to pay maintenance costs for parks, common areas,
and roadway landscaping. If others from a high density apartment complex across the street are allowed to access
and use of these spaces, it is an unfair burden for those developments/residents that did it the right way.
We want to go on record to object this significant increase in density and skyline impact less than one block from
our subdivision. When we purchased our house this space was zoned as R4, not near the density, nor height of
building, that is being proposed. We also fear that this proposed development will be allowed to replace significant
and well maintained roadway landscaping on the south side of Easy Jet with something significantly less than was
part of the original development that was approved by the City in 2004.
What assurances do we have that this developer and its future residents will not be counting on using the green -
space paid for and maintained for by Sutherland Downs and Sutherland Farms? Under these proposed plans they are
paying for very little if any at all.
