Reference: rezoning of 6.5 acres of land from R-4 to R-15 and L-0 multi -family residential
building units., 2 commercial/ office building lots and 1 common lot of 5.11 acres of land.

Kindly note our concerns for the above revised request by Reginald Jones for the noted
properties.
4). Access onto Easy Jet,to Eagle Road, plus onto Victory would further impact the
already overloaded intersections as noted by the Highway Department. Traffic patterns in
these areas are at peak conditions in the AM and in the PM creating a dangerous accident
situations witnessed by many residence including our own neighbor's son. Is it necessary to
impact the traffic flow with such an additional high volume of vehicles? Widening of Eagle in
South of 84 seems impossible plus an additional financial burden.
2) All the schools: elementary, middle and high school suffer from extreme over crowding.
Our own grandson in middle school has a math class of 60 students. The numbers are
unacceptable where education is suppose to be a priority for our students. Ask yourselves
how many more students can our ever expanding schools accommodate?
). Changes in the density to the particular parcels of land go counter to the City of Meridian's
Plan that was considered by many upon purchase of their homes in the area of Sutherland
Farms and Sutherland Downs. There are many ways to develop these parcels that would
be more conducive to the present Zoning and the residence approval.
4) As city planners we ask you to recognize that off of Eagle Road there are many, apartment
complexes already: quite a few directly by Mountain -view High School, several by the Village
Mall complex, town houses off Overland., also Victory Road developing apartments.
With the economy as it exist, can the area sustain so many additional apartments.
Density must be controlled in an effective far sighted manner, not bowing to the financial
benefits of other. An over all view must be considered!
jS). Sutherland Farms currently accommodates it's residence with a Park off Easy Jet. The city
stated they would take it over. As time passed the City declined to take over the park.

This park is funded by residence only of Sutherland Farms.. What liability and impact
will these units have on this park ( one block away) when no financial responsibility
towards upkeep and insurance is required of the units residence.
�. Currently one Fire Department exist on Eagle near the intersection of Easy Jet.
They service the majority of homes south of 84. Can they adequately handle all the
increased density South of 84 that currently is approved let alone revised request?
So the final decision should consider:
The Impact that this zoning change here would have on Eagle Road, Victory Road, Easy
Jet.....
(Considerable making for dangerous situations)
The impact of this zoning change on all the schools in the district plus all the development of the
future....
(Over crowded schools currently)
The impact of this zoning change on future utilities including Fire / police Dept. in the area. -
(Increased Taxes)
The impact of 64 residential units equals at the least 250 people plus ...on 5.408 acres vfiih
181 vehicle spaces......
( extreme high density for amount of acres)
We hope that in the interest of the current residence of Sutherland Farms, Sutherland
Downs,and our neighbor's across on Eagle, the Meridian Planning and Zoning Board
stays true the the original plans for our area. There is going to be a lot of development
happening south of Victory. Let us consider the overall picture of this area plus the impact on all
of us . Do not add to it by increasing density in revising the current Zoning for these plats on
Eagle/Easy Jet... (It is only 5.40 acres).
