In response to your request for zoning verification for the property located at 1476 W Crest
Wood Drive, please note the following:
• This property is located within the corporate boundaries of the City of Meridian and is
currently zoned R-4, medium low-density residential.
• A nursing or residential care facility is prohibited in the R-4 zoning district. The
definition of a nursing or residential care facility is:
The use of a site for providing assistance to the individuals needed to perform the
routines of daily life. The use includes, but is not limited to, children's treatment
facility, assisted care, skilled nursing facility, residential care facility, and drug
and alcohol treatment facility.
• A property in the R-4 zone can be occupied by a family. A family is, in part, defined by
city code as:
C. Eight (8) or fewer unrelated mentally and/or physically handicapped or
elderly persons residing in a dwelling under staff supervision, provided that no
more than two (2) staff members reside in the dwelling at any one time.
• Documents regarding the subject property are available through a records request at the
Meridian City Clerk's Office.
Staff's failure to cite specific provisions of the Unified Development Code, or existing
conditions of approval associated with the subject property, does not relieve the Applicant of
responsibility for compliance.
