Introduction
Rejuv Medspa is a proposed office/retail building and associated parking area on Lot 3, Block 1
of Gramercy Subdivision No. 1. The site is located on the south side of Overland Road between
Eagle and Locust Grove roads. The proposed method of stormwater collection and disposal is
an on-site seepage bed as described below.
Existing Storm Drain Conditions
Runoff from Overland Road is collected in drop inlets and piped off-site in a public drainage
system that is owned and operated by ACHD. No improvements or modifications to Overland
Road or its drainage system are proposed. The site itself is currently undeveloped and
relatively flat with no existing drainage system.
Proposed Storm Drain Design
Stormwater runoff from this project will be retained in an on-site seepage bed. The seepage
bed is sized to hold all runoff from the 100 -year storm event. Water quality treatment is
achieved by installation of a sand & grease trap and ASTM C-33 filter sand under the drain rock.
The sand & grease trap has been sized to limit the flow velocity through the structure to under
0.5 feet per second during the 100 -year storm event.
