Two sets of the revised construction drawings for The Oaks South Subdivision No. 1. 2. The Pressure Irrigation Operation and Maintenance Manual for The Oaks South Subdivision No. 1 and No. 2. 3. Your redline set. 4. The check for QLPE review. Check number 6353 for $1000.00. Please send to QLPE as soon as you have reviewed them. 5. Off-site sewer legal and exhibit for your review. The off-site sewer easement will be signed as soon as you let me know that it is okay. The following addresses the "mark need items of the plan review checklist: 1-3. Were checked okay. 4. Thomas Coleman was added to the title sheet as the contact person. 5-8. Were checked okay. 9. Plans are enclosed. 10. Was checked okay. 11. We believe that it was not a requirement for us to provide the off-site fire hydrants. We were only required to install main lines in McMillan Road east of Black Cat Road. 12-15. Were checked okay. 16. Per your e-mail, this is no longer required since we are replacing the existing culvert with a 24" C905 water class pipe. 17-20. Were checked okay. 21. The water services were moved per your redline. 22-51. Were checked okay. The Homeowner's Association will operate and maintain the system. The secondary source is an existing well. The Operation and Maintenance Manual is enclosed. 53. Was checked okay. 54. We moved the pressure irrigation line along the north side of the property line into the common lot. 55-62. Were checked okay. 63. The developer is the only downstream user that would be affected by the piping of the lateral. Per your e-mail we do not need to get a letter from him. 64-82. Were marked N.A. 83. A street light plan will be provided as soon as we can get the Idaho Power plan. Until then, the street lights are shown the street sheets. I spoke with Austin about this and sent him an e-mail from Vic Steelman of Idaho Power who stated that they had not completed their design yet. I believe Austin was going to allow the pre -con without the street light plan. 84. The easements will be provided as soon as they are completed and prior to the pre -con. 85. The inspection fees will be paid as soon as we get the amount. Please send them to me as soon as you can. 86-89. All items will be provided prior to scheduling the pre -con. 90. A US Army Corps of Engineers 404 Permit is not required for this project. 91. The developer has already applied for the NPDES Permit as required. The NOI has been filed.
