Dinae,
When the Tuscany/Messina development first started an existing irrigation well as changed over into a pressure system
that supplies back up water to the entire development. That well, pump house, and backflow preventer are located in
the common lot on the north side of Rome Drive near the east end of the school in Tuscany No. 1.
That system is plenty big enough to supply shoulder season irrigation water for the development. The fact of the matter
is that NMID does not like back up systems and would prefer that they not be used at all. To that end, they don't use
the existing well pump. I talked to Greg Curtis yesterday and he knows about this well and is aware that it has been
used in the past.
I believe the existing well meets the requirements of the City's development code. Furthermore, I don't think that
installing additional connections to the domestic water system is necessary or cost effective for the homeowners.

Ben,
It was brought to our attention today that NMID does not have an adequate back up supply for the regional
pressure irrigation system that you are connecting to. As you know City of Meridian ordinance requires a year round
back up source to protect homeowners during the shoulder season or early termination of irrigation. We have been
informed by NMID that since there is not adequate back up supply to serve all homes within the regional system, NMID
would not activate the backup system. It is looking like you will need a single point connection within this development
to be in compliance with City ordinance. At this point in time we are concerned that homeowners within your
development will not be adequately protected with this system as is. We recommend that isolation valves be installed
so that homeowners within Messina Meadows will be able to get service from the single point connections. I am glad
that we are catching this now before it turns into a big problem down the road for the developer and homeowners.
Please send in one copy of the revised sheets and call with any questions.

Dear Dinae,
Please find attached two copies of the revised civil plans and redlines for the project referenced
above.
The following are in response to the Residential Subdivision Plan Review Check List:
6. The construction notes have been updated to include the City's standard notes as revised.
7. All of the crossings are now identified on the plans/profiles with references to the crossing
notes.
8. The 10' paved pathway detail has been changed to include 2' gravel shoulders on both sides
to provide the required 14' travel way. The 5' wide concrete sidewalk in lot 16, block 10 can
remain as is per previous discussions with Bruce.
9. 2 copies of the revised plans and the redlines are enclosed.
10. Added the size of the existing water lines.
11. Fire hydrant relocated as shown on the redline.
17. Not crossing any open waterways so does not apply. See my notes on the redlines.
20. Blow -offs are called out at the end of all water mains.
21. Relocated water meters as requested.
25. The existing well and septic system are shown on the water and sewer plans to be
removed/abandoned.
26. Sewer lengths and slopes have been corrected.
28. Sewer mains extend 10' past the last property served.
29. The sewer will be extended south along the Ten Mile Creek by another developer and is not
intended to cross at the stub street location.
30. The pipe lengths and slopes have been corrected.
42. Notes have been added to sleeve the sewer services that pass through the seepage beds.
47. Sewer services moved as requested.
50. The existing septic system is shown on the plans to be removed/abandoned.
