In response to your request for zoning verification for the property located at 3230 E River
Valley Street, please note the following:
This property is located within the corporate boundaries of the City of Meridian and is
currently zoned C -G: general retail and service commercial district.
The abutting zoning designations for the address listed above are shown on the attached
zoning map.
The site was annexed (AZ -12-010) and received conditional use permit (CUP -12-008)
approval in 2012. The property is subject to a development agreement (instrument
9113005608). The building received certificate of zoning compliance (CZC-12-084),
design review (DES -13-010), alternative compliance (ALT -13-003), certificate of zoning
compliance verification (CZCV-13-015), and Short Plat (SHP-13-003) approval in 2013.
A copy of these approvals may be obtained by submitting a public records request
through the City Clerk's Office or at www.meridianciiy.org.
• The site was not approved as a Planned Unit Development.
• The approved site plan is attached.
• To the best of my knowledge the site is not in any special, restrictive, or overlay district.
• To the best of my knowledge the site does not have any legal non -conforming issues, nor
any building or zoning violations.
• To the best of my knowledge there are no road projects that would immediately affect the
access to the property. However, the Idaho Transportation Department is the road
authority for the State Highway 55 (Eagle Road) and the Ada County Highway District is

the road authority for River Valley Street. These two agencies should be consulted if any
concerns exist for roadway projects affecting the property.
Documents regarding the subject property are available through a records request at the
Meridian City Clerk's Office.
Staff's failure to cite specific provisions of the Unified Development Code, or existing
conditions of approval associated with the subject property, does not relieve the Applicant of
responsibility for compliance.

Dear Planning Division,
I would like to request a zoning verification letter for the above-mentioned property. Below are
the questions I have:
1. What is the zoning designation of the above-mentioned property?
2. Will you please provide a copy of the zoning map or provide the zoning of the properties
adjacent to the above-mentioned parcel?
3. Are there any special permits, variances or planned unit development restrictions that
affect the site? If so, will you please provide copies?
4. Are there any outstanding building or zoning code violations affecting this property?
5. Will you please provide a copy of the approved site plan (if readily accessible)?
6. Are there any legal nonconforming issues affecting the property?
7. Are you aware of any current or future plans for roadway construction, easement,
condemnation, or other such activity that would affect the immediately surrounding roads
and/or access to the property? If so, please explain.
