In response to your request for zoning verification for the property located at 121 E Victory
Road, please note the following:
• This property is located within the corporate boundaries of the City of Meridian and is
currently zoned R-15: medium -density residential.
The site received Conditional Use Permit (CUP -13-005), Certificate of Zoning
Compliance (CZC-13-097) and Design Review (DES -13-091) approval in 2013. Individual
buildings and projects within the site also received Certificate of Zoning Compliance and
Design Review approvals as they were completed (CZC-13-102, DES -13-094; CZC-13-101,
DES -13-093, CZC-13-119; DES -13-110, CZC-13-116; DES -13-108, CZC-13-118; DES -13-109).
The property is subject to a development agreement (instrument 4113041512). A copy of
these approvals may be obtained by submitting a public records request through the City
Clerk's Office or at www.meridiancity.org.

• To the best of my knowledge the site is not in any special, restrictive, or overlay district.
• To the best of my knowledge the site does not have any legal non -conforming issues, nor
any building or zoning violations.

Meridian City Clerk's Office.

Staff's failure to cite specific provisions of the Unified Development Code, or existing
conditions of approval associated with the subject property, does not relieve the Applicant of
responsibility for compliance.
