Streets, curbs, gutters and sidewalks are to be constructed to standards as required by Ada County Highway District and Meridian Ordinance. Dimensions will be determined by the City Engineer. All sidewalks will be five (5) feet in width. 2. Proposed plat is in conformance with the City of Meridian Zoning & Subdivision Ordinance and Comprehensive Plan. 3. Watertower, Suite 202 Meridian, ID 83642 -Date: Apri101, 2004- _ Re: Wiudsong Subdivision No. 2 Final Plat Dear-Anna: On behalf of Stubblefield Construction Co., Inc: we are requesting &nal plat approval for 5 residential lots on approximately 1.06 acres. The site is located generally 300 feet north of Ustick Rd. and 600 feet west of Linder Rd. The Ada County Assessor's pazcel number for the site is .50435449400. FINAL PLAT " The property is annexed into Meridian with an R-8 zoning designation. The lots within the fmal plat are in accordance with the Preliminary Plat that was approved on February 10, 2004. Previsions of the Preliminary Plat approval have been met as follows: Meridian Staff Site Specific Conditions- 1: Access will be provided through Windsong Subdivision No. 1. 2. One of the required street stubs to the east is provided in this phase (southerly stub). 3. The Coleman lateral is not located within this phase. 4. A license agreement will be prepazed with NMID. After further investigation, the Creason Lateral will be tiled. ACRD has agreed to participate in a portion of the cost of tiling the lateral and NM[D will provide the installation. Further, the Cresson Lateral tiling will be -south of the Windsong Sub. boundary. Therefore, lot owners should be able to fence their property boundaries along the Cresson Lateral 5. Pressurized irrigation will be provided to the subdivision with connection to the Tumble Creek Subdivision system south of Ustick Rd. 6. Easements -have been provided for the conunon driveway (between Lots. 16 & Lot 17, - Block 3). 7. All lots meet the-size requirements specified: 8. The development will- comply with the General Conditions- of the Meridian Staff. -A letter is attached- describing the coordination of fencing with the neighbor to the north of this phase. The project: complies with the other agency conditions adopted by Meridian City Council. Storm drainage-will be routed to Lot 7, Block 3 (Common lot in Windsong Sub. No. 1) with .additional storage proposed south of the subdivision on ACRD property. ACRD has verbally agreed to allow storm water retention on their site, however, the pertinent agreements have not -been formalized. Therefore, in the-event that agreement is not reached with ACRD, a portion of -Lot 11; Block 4 (Common Lot; in Windsong-Sub. No. 1) would be utilized for storm drainage. The perimeter of the site is proposed #o be fenced with-vinyl fencing. Vinyl privacy- fencing is proposed -along the south and north boundary .with semi-private vinyl fencing along the east and west boundary (similar style to Bridgetower Sub.).
