Where adjoining a residential property or district, all repair activities (including, but not limited to, open pits and lifts) shall occur within an enclosed structure. ii. Inoperable or dismantled motor vehicles shall be stored behind a closed vision fence, wall, or screen or within an enclosed structure and shall not be visible from the street. • If the building was damaged beyond repair, it could be rebuilt with a Certificate of Zoning Compliance and a vehicle repair, major and minor, would be a principal permitted use. • Anew certificate of occupancy will be required if and when anew business occupies the building. Staff's failure to cite specific provisions of the Unified Development Code, or existing conditions of approval associated with the subject property, does not relieve the Applicant of responsibility for compliance.
