In response to your request for zoning verification for the property located at 279 N Baltic Place,
please note the following:
• This property is located within the corporate boundaries of the City of Meridian and is
currently zoned I -L, Light Industrial.
• A vehicle repair, major and minor, facility is a principal permitted use, with specific use
standards, in the I -L zoning district.
• The definition of vehicle repair, major and minor, can be found in UDC 11-1A-1.
• The specific use standards for vehicle repair, major and minor, can be found in UDC 11-
4-3-37, and is stated herein as follows:
i. Where adjoining a residential property or district, all repair activities
(including, but not limited to, open pits and lifts) shall occur within an
enclosed structure.
ii. Inoperable or dismantled motor vehicles shall be stored behind a
closed vision fence, wall, or screen or within an enclosed structure
and shall not be visible from the street.
• If the building was damaged beyond repair, it could be rebuilt with a Certificate of
Zoning Compliance and a vehicle repair, major and minor, would be a principal
permitted use.
•
Anew certificate of occupancy will be required if and when anew business occupies the
building.

• To the best of my knowledge the site does not have any building or zoning violations.
• Documents regarding the subject property are available through a records request at the
Meridian City Clerk's Office.
Staff's failure to cite specific provisions of the Unified Development Code, or existing
conditions of approval associated with the subject property, does not relieve the Applicant of
responsibility for compliance.
