HomeMy WebLinkAboutMemo by Planning 2/5 PZFebruary 5, 2015 MEMORANDUM TO: Planning and Zoning Commission FROM: Bill Parsons, Planning Supervisor CC: Bill Nary, City Clerk, Kirsti Allphin RE: Granton Square — AZ -14-015 and PP -14-019 The Granton Square Subdivision was continued from the January 15, 2015 hearing so the applicant could work with staff on a minor redesign of the proposed layout. The revised plat was submitted to staff and included in the staff report. Further revisions to the plat and landscape plan were required of the applicant per the conditions of approval in Exhibit B of the staff report. This afternoon the applicant submitted a revised plat for staff to analyze. The revisions to the submitted plans are as follows: ➢ The entrance road (E. Chemise Street) from Locust Grove Road has shifted from the south to the north; ➢ more open space (approximately 2,400 square feet) and a plaza amenity has been incorporated into the plans (Lot 5, Block 2) as recommended by staff, and ➢ another common drive (Lot 9, Block 1) has been added in the southwest corner of the development. Staff is in agreement with the changes proposed by the applicant. If the Commission supports the revised plans, staff recommends the following DA provisions and conditions of approval be updated and a new condition of approval be added to reflect the proposed changes to the plan: 1. DA provision b. — Replace Lots 2-6, Block 1 and Lot 2, Block 3 with Lots 3-5, 7 & 8, Blockl. 2. DA provision d. — Replace 1,720 square feet with 2,400 square feet. 3. Strike condition of approval 1.2.Ia. 4. Modify condition of approval 1.2.1b to remove Lots 10 and 11, Block 3 and add Lots 6-11 and Lots 17-18, Block 1. 5. Modify condition of approval 1.2.2b to add submit a detail of the plaza and bench with the final plat application. 6. Add a new condition of that reads if the existing home is not part of a final plat, Lots 8-9, Block shall front on N. Lochness Way.
