This plat was originally submitted in December 2014 reflecting a different lot and roadway layout. It was submitted again in January reflecting changes requested by City Staff. City Staff has again requested that we revise the plat to incorporate some open space, and the attached plat represents a layout that accommodates the City's request. From what is represented in the staff report, the attached layout differs as follows: - The access point to the subdivision has been shifted to the north property line and the location and width have been approved by both ACHD and the Meridian Fire Department. - A common drive has been added for the 5 lots in the southwest corner of the project, which nullifies the first bulleted item in recommended condition of approval 1.2.1.a. - The buildable lot count of 28 is consistent with the staff report, but the common lot count has increased to 7. - The average buildable lot size is now 5,283 sf. - The gross density remains 5.82, but the net density is now 7.28 units per acre. - Open space has been added in three locations referenced on the plat as Lot 2, Block 1, and Lots 5 and 10, Block 2, totaling 2,432 sf. - A small concrete pad with a bench has been added in Lot 5, Block 2. - The preliminary engineering has been revised to reflect a looped waterline and sewer service to the lot that was inadvertently shown without service on the previous plan. We would like to request the following clarifications to the staff report: The address of the applicant is PO Box 8265 (not 8256). The required landscape buffer along Locust Grove is 25' from the future right-of-way line. Subject to a license agreement with ACRD, the developer may also landscape an additional 15' of right-of-way for aesthetic purposes until such time as ACRD utilizes the full right-of-way width. This is why the landscape plan reflects a 40' landscaped area along Locust Grove. Please clarify that the applicant is only required to construct a 25' landscape buffer so that any modifications to the extra landscape area can be made without the requirement of a final plat modification. The landscape architect has already met with the City Arborist onsite and the attached landscape plan reflects the required mitigation.
