Revised Preliminary Plat Narrative
Dear Bill:
On behalf of Granton Square Properties, LLC, we are pleased to submit the attached revised
application and supplements for the preliminary plat of Granton Square Subdivision.
This plat was originally submitted in December 2014 reflecting a different lot and roadway layout.
Since that time, City Staff has requested that we revise the plat to incorporate more roadway
connectivity, and the revised plat represents a layout that accommodates the City's request. The
revisions result in the loss of one (1) buildable lot from the original proposal. This plat now proposes 28
buildable lots and 4 common lots, resulting in a gross density of 5.82 units per acre and a net density of
6.65 units per acre, both of which comply with the current Comp Plan designation and the requested
R-8 zoning regulations.
As the site is less than 5 acres, no amenity or open space is required, though the developer will be
providing the required 25' landscape buffer along Locust Grove Road, as well as the required 5'
landscape common lots along the common driveway.
