Dear Caleb,
Enclosed is the final plat application for Hill's Century Farm Subdivision No. 1, the eighty (80)
single-family lot, eight (8) common lot first phase of the Hill's Century Farm preliminary plat
as approved November 25, 2014 by the Meridian City Council (File PP -14-014).
Common areas, facilities, and amenities proposed for this phase are the landscape buffer along
Eagle Road and Ten Mile Creek, with the project's entry "conger" (Lot 11, Block 1) featuring,
initially, landscaped open space, irrigation and drainage facilities, and regional pathway
connection from Eagle Road to Ten Mile Creek; and a 1.43 -acre park (Lot 19, Block 2) at the
entrance of the residential area. The regional pathway will extend beyond Ten Mile Creek, along the
north side of Taconic Drive, eventually providing enhanced pedestrian access to the school and City park
site at the northeast corner of the project.
Statement of Conformance
This final plat is in full conformance with: (1) The uses and layout approved by the preliminary
plat; (2) the use requirements and provisions of the UDC; and (3) acceptable engineering and
surveying practices, and local standards.

The City of Meridian required changes to the preliminary plat layout of Hill's Century Farm per the 15t and 2nd
attachments. As a result there will be a few street name issues in the future, but not for the first phase of the
project. Even though the layout of HCF No. 1 differs from the original, the street alignments still work. I will, however,
need a "final" evaluation for this phase as depicted in the side-by-side of the 3rd attachment and the draft final plat
cover sheet, attachment 4.
