Broadway Street Meridian, ID 83642 RE: Baraya Subdivision (PP -06-062) Preliminary Plat Extension Request Dear Honorable Mayor and City Council Members, On behalf Viper Investments LLC and BuyRite LLC, this letter is to request a 2 -year time extension for the Baraya Subdivision Preliminary Plat (PP -06-062) initially approved on July 10, 2007. Previously, the preliminary plat was extended administratively on May 20, 2009 for 18 -months. Subsequently, the preliminary plat approval was extended until January 10, 2013 and again until January 10, 2015 by the City Council. Since the last time extension approval, we have coordinated with ACRD on updated Franklin Road widening plans and processed a new Phase 1 final plat and development plans for approval in 2014. The Phase 1 of 47 lots is scheduled for construction in 2015 if the market conditions continue to improve in the area. Therefore, we are requesting an additional 2 -year time extension until January 10, 2017 to record our first final plat for the subdivision. We believe the preliminary plat approved in 2007 is appropriate today with its ample open space, mix of residential zoning classifications, and its conformance to the Ten Mile Interchange Area Plan. In addition, the original approval included provisions for usable open space in excess of 10% and also stringent architectural standards. We look forward to the public hearing to discuss the extension application and request your approval.
