Dear Ms. McKay:
A Property Boundary Adjustment for the above -referenced property was tentatively approved by the
Director on October 31, 2014. This approval was granted contingent upon the completion of several tasks
as required by UDC 11 -6B -8C2 within one year of the date of tentative approval. The Applicant has now
completed the required tasks within the time period allowed. Therefore, the Director deems the
property boundary adjustment is in conformance with UDC 11-613-8 and hereby grants final
approval of the property boundary adjustment.
The Applicant, Director, or a Party of Record may request City Council review of a decision of the
Director. All requests for review shall be filed in writing with the Planning Division of the Community
Development Department on or before December 30, 2014, within fifteen (15) days after this written
decision is issued, and contain the information listed in UDC 11 -5A -6B.
If City Council review of the decision is not requested, the action of the Director represents a final
decision on a land use application. You have the right to request a regulatory taking analysis under Idaho
Code 67-8003.

WARRANTY DEED
FOR VALUE RECEIVED, The Club at Spurwing, LLC, an Idaho limited liability company,
Grantor, does hereby grant, bargain, sell and convey unto The Club at Spurwing, LLC, an Idaho limited
liability company whose current address is 3405 E. Overland Road, Suite 150, Meridian, ID 83642,
Grantee, the premises in the legal description attached hereto as Exhibit A.
TO HAVE AND TO HOLD the said premises, with their appurtenances unto the said Grantee,
their heirs and assigns forever. And the said Grantor does hereby covenant to and with the said Grantee,
that Grantor is the owner in fee simple of said premises; that they are free from all encumbrances except
those to which this conveyance is expressly made subject and those made, suffered or done by the
Grantee; and subject to all existing patent reservations, easements, right(s) of way, protective covenants,
zoning ordinances, and applicable building codes, laws and regulations, general taxes and assessments,
including irrigation and utility assessments (if any) for the current year, which are now due and payable,
and that Grantor will warrant and defend the same from all lawful claims whatsoever. Whenever the
context so requires, the singular number includes the plural.

A parcel of land located in the East % of Section 22, Township 4 North, Range 1 West,
Boise Meridian, Meridian, Ada County, Idaho, being Lots 7 and 8 of Block 1 of Spurwing Rim
Subdivision, as filed for record in Book 107 of Plats at Page 14783, records of Ada County,
Idaho, more particularly described as follows:
BEGINNING at a'/2 inch iron pin marking the Southwest corner of Lot 7, Block 1 of said
Spurwing Rim Subdivision, thence along the west boundary of said Lots 7 and 8 North
00°28'32" East a distance of 347.28 feet to a 5/8 inch iron pin marking the northwest corner of
said Lot 8;
Thence along the north boundary of said Lot 8 130.04 feet along the arc of a non -
tangent curve to the left, said curve having a radius of 1525.00 feet, a delta angle of 04053'09",
and a long chord bearing South 89027'49" East a distance of 130.00 feet to a11/2 inch iron pin
marking the northeast corner of said Lot 8;
Thence along the easterly boundary of said Lot 8 South 02°29'42" East a distance of
188.57 feet to a11/2 inch iron pin marking an angle point on the easterly boundary of said Lot 8;
