This letter is to confirm that the Director tentatively approved your property boundary adjustment application for
the subject property.
In accord with UDC 11 -6B -8C.2, the applicant or owner shall have one year to complete the following tasks:
a. Cause the property to be surveyed and a record of survey recorded;
b. Execute and record the necessary deeds to accomplish the property boundary adjustments as approved;
c. Obtain new tax parcel numbers from the Ada County Assessor; and
d. Provide a copy of the recorded record of survey, recorded deeds, and the new tax parcel numbers to the
Director.
Upon determination by the Director that the final property boundary adjustment is in conformance with UDC 11-
6B-8, a letter of approval will be issued. If you should have any further questions regarding this matter, please

Lot 1, Block 8 — Reflection Ridge No. 1 Subdivision
Dear Sonya,
On behalf of Mission Coast Properties ID, Inc., we are requesting your approval of a
Property Boundary Adjustment application for the north property line between Lot 1, Block
8 (Park Lot) of Reflection Ridge Subdivision No. 1 and the adjacent future development
parcel, both owned by Mission Coast Properties ID, Inc.
We are requesting the adjustment to better fit the sloping topography and improve the
adjacent building lot depth in an area with 8'-10' vertical elevation difference between the
Park Lot and the rear of 3 future building lots. With the adjustment, the usability of the
clubhouse lot will not be compromised since the area to be removed is a 3:1 slope area and
is better incorporated into the rear of the future Phase 3 building lots for slope drainage and
common area fence placement at the top of the slope instead of the bottom. The existing
playground, sand volleyball court, basketball court, and pathway are not impacted. All trees
installed with Phase 1 will be relocated to the north of the new property boundary for no loss
of trees.
The area to be removed from the Clubhouse Lot and added to the future Phase 3 parcel is
6,925 SF or 0.16 acres. With the Phase 3 final plat, an additional 2,558 SF or 0.06 acres will
be added to the south side of the same Clubhouse Lot to fit the slope in that area at the same
time of an extension of the park to the west. The remaining 4,367 SF or 0.10 acres will be
added to the future development in Phase 5. There are several potential locations for minor
adjustment to the layout in the future Phase 5 plat to accommodate the 0.10 acres for no net
loss in usable open space.
Upon your approval, we will record the Property Boundary Adjustment prior to the
Reflection Ridge No. 3 final plat signature by the City of Meridian. Please contact us if you
