REGARDING: Annexation — Narrative
REQUEST: The owners of the existing parcels of land on the Southwest corner of
Black Cat Road and Cherry Lane are proposing the new construction
of a building for use as a new church facility. When completed, the
project will consist of a 28,457 sq. ft. church facility with updated site
modifications to support the new building on the property.
The construction will provide a permanent location for Sulamita
Church's administrative office and church facility at the same location.
The building will consist of a centralized foyer & main worship space,
nursery room, meeting rooms and fellowship gathering room. There
will be an unfinished gymnasium, kitchen & meeting rooms. The new
building will utilize the cohesive use of building materials, colors and
textures throughout the project.
The exterior site improvements will include paved drive lanes, new
parking spaces, trash enclosure, patio/ gathering spaces, front covered
entry, sidewalks and landscaping improvements, removing 3 small trees
that lie within the parameters of the new building footprint & site
improvement area, as well as new planters, lawn. The majority of existing
trees will remain on site.

Our GIS Department has found a discrepancy in the legal description submitted with the Sulamita Church AZ and CUP
application. Please have this item corrected and sent back to me via email. I also need the warranty deed showing the
church owns the property. You should be able to obtain this from a title company. Once the legal description is revised
and I have obtained the warranty deed; you need to provide thirteen (13) full size folded copies of the proposed site and
landscape plans so 1 can schedule the public hearing.

I went through this one twice and found there is one length measure that is off. It looks like the description went past
the centerline of Cherry Let and went to the north ROW line on the NW corner of the Annexation. The highlighted

COMMITMENT OF PROPERTY POSTING
Per Unified Development Code (UDC) 11 -5A -5D, the applicant for all applications requiring a
public hearing (except for a UDC text amendment, a Comprehensive Plan text amendment
and/or vacations) shall post the subject property not less than ten (10) days prior to the hearing.
The applicant shall post a copy of the public hearing notice of the application(s) on the property
under consideration.
The applicant shall submit proof of property posting in the form of a notarized statement and a
photograph of the posting to the City no later than seven (7) days prior to the public hearing
attesting to where and when the sign(s) were posted. Unless such Certificate is received by the
required date, the hearing will be continued.
The sign(s) shall be removed no later than three (3) days after the end of the public hearing for
which the sign(s) had been posted.
