SpurWing Rim Subdivision
Easement and Partial Note Vacations
Project Narrative
The vacation is necessary to facilitate a property consolidation survey to combine the two lots for
one single-family home. The plat was recorded in Book 107 of Plats at pages 14783-14785, Ada
County, Idaho, and is located in Section 22, TAN., R.1 W., B.M., Meridian, Ada County, Idaho.
The Club at SpurWing, LLC, requests vacation of the public utilities, irrigation and drainage
easement between Lots 7 and 8, Block 1, of SpurWing Rim Subdivision to allow a property
consolidation survey and construction of one (1) single-family home over the existing lot line.
Note 2 of the plat is to be partially vacated/amended.
The request includes partial vacation of Note 2 of the recorded plat, adding that the common lot line
of Lots 7 and 8, Block 1, are not subject to the interior side lot line easement. Note 2 shall be
modified to read:
"2) Unless otherwise shown and dimensioned, all lots are hereby designated as having a
permanent easement for public utilities, pressure irrigation and drainage over the five (5)
feet adjacent to any interior side lot line (with the exception of the common lot line
between Lots 7 and 8, Block 1), and over the ten (10) feet adjacent to any rear lot line or
subdivision boundary. Said drainage and pressure irrigation easements are in favor of the
SpurWing Greens Master Association, Inc.".
All utility companies were contacted and have relinquished their interest in the easement.

Spurwing Rim Subdivision, as filed for record in Book 107 of Plats at Page 14783, records of
Ada County, Idaho, located on Lots 7 and 8 of Block 1 of said subdivision, being strips of land
5.00 feet in width, adjacent to each side of the following described easement line:
BEGINNING at a '/z inch iron pin marking the Northwest corner of Lot 7, Block 1 of said
Spurwing Rim Subdivision, from which a 1/2 inch iron pin marking the southwest corner of said
Lot 7 bears South 00028'32" West a distance of 125.00 feet; thence along the lot boundary
common to said Lots 7 and 8 South 89°31'28" East a distance of 125.78 feet to a 1/2 inch iron
pin marking an angle point on said boundary;
Thence continuing along said common boundary South 50°02'32" East a distance of
67.88 feet to a % inch iron pin on the westerly right-of-way of N. Spurwing Rim Place, the
ENDING POINT of said easement line.

Situated in the Southeast Quarter of Section 22, Township 4 North, Range 1 West, Ada
County, Idaho.
Dear Ms. Stiles:
This is in response to the Relinquishment Application submitted to Idaho Power Company on
August 12, 2014, regarding the possible relinquishment of a certain area of platted utility
easement between lots 7 & 8, Block I of Spurwing Rim Subdivision, as described in Exhibit A
and shown in Exhibit B (the "Utility Easement Area").
Idaho Power's review of the relinquishment request indicated that there are no facilities with the
Utility Easement Area. As such, Idaho Power agrees to relinquish what easement rights are
found within the Utility Easement Area.
Thank you once again for providing Idaho Power Company the opportunity to review and
comment upon the subject petition for relinquishment.

Spurwing Rim Subdivision
Public utility, pressure irrigation and lot drainage easements per Note 2 of the plat of
Spurwing Rim Subdivision, as filed for record in Book 107 of Plats at Page 14783, records of
Ada County. Idaho, located on Lots 7 and 8 of Block 1 of said subdivision, being strips of land
5.00 feet in width, adjacent to each side of the following described easement line:
BEGINNING at a % inch iron pin marking the Northwest corner or Lot 7, Block 1 of said
Spurwing Rim Subdivision, from whlch a 1/2 inch iron pin marking the southwest corner of said
Lot 7 bears South 00028'32" West a distance of 125.00 feet; thence along the lot boundary
common to said Lots 7 and 8 South 89031'28" East a distance of 125.78 feet to a 112 inch iron
pin marking an angle point on said boundary;
Thence continuing along said common boundary South 50'02'32" East a distance of
67.88 feet to a '/2 inch iron pin on the westerly right-of-way of N. Spurwing Rim Place, the
ENDING POINT of said easement line.
