THIS BASIC LEASE PROVISION made as of the, November 4, 1997 ,between
Meridian Office and Convention Center a Idaho Limited Liability Corporation (Owner),
and TENANTS City of Meridian.
Leases of Premises
The Owner hereby leases to the Tenant (Lessee) and the Tenant hereby Leases
from the Owner (Lessor) subject to the terms and provisions of the Lease, including the General
Provisions hereafter set forth and the Exhibits hereafter identified and attached hereto, those
certain premises (hereafter "Premises") shown and described on attached hereto and made a part
hereof, which Premises are located in and adjacent to that certain building described in Section 1.2
of the STANDARD OFFICE LEASE attached. Common Area's shall mean hallways areas,
parking areas, landscaping and other improvements, together with the underlying land.

3. Net Rentable area of Premises: 943 Square Feet
4. Premises Percentage: 4

6. Monthly Rental Installments: $1.021.58
7. Rent Adjustment:__ 3.5 % per year
8. Initial Term: Three Years ( 3 )years.
9. Target Commencement Date: January 15. 1998
10. Option(s) to Renew: 1 Three (3~ear terms
11. Security Deposit: $ Upon si tgtiing of the Master Lease a $1 021 58 as partial payment of
last months rent. First months rent due upon occupancy of "Premises"
